We are not a franchise, nor are we part-time inspectors. Inspections are what we do. Our professional inspection services will give you valuable information about needed maintenance and repairs as well as recommended upgrades, and can save you thousands of dollars on repairs that you may be able to have the seller or contractor / builder correct.

Pre Purchase Building Inspections

Our pre-purchase building and pest reports are prepared in accordance with Australian Standard (AS 4349.1-2007 and AS 4349.3) requirements. We highlight areas of concern and point out safety hazards and defects that may be expensive. We also take extensive images showing the location of any major or minor defects and most importantly safety hazards. Our reports included: Property Report • Method of construction

• Certification We conduct a non-invasive visual internal and external Building Inspection of the property looking for major structural defects. Maintenance and general advice items are also included. All building inspections are carried out in accordance with Australian Building Standards AS4349.1. We have developed a comprehensive on site checklist and process to be followed for all house inspections to these standards and much, much more 

Timber termite inspections

A termite inspection is recommended at least annually by the Australian Standard AS3660 even if you have a termite protection system in place. In most cases, termite protection systems do make termites easier to detect but it won’t stop them from attacking your home or unit. Your existing termite protection system may be compromised which is important to have termite barriers inspected annually.

Building Handover inspections

It is your builder's responsibility to rectify any incomplete or faulty work
If you are building a new home, renovating or adding an extension, check progress and talk to your builder about any questions or concerns. Before making stage payments, you can engage Home Assist NSW PTY LTD to check the construction work meets your contract requirements and to advise you of the standard and progress of the contract work.
Before you take possession of your property, make sure you book us to inspect the building thoroughly inspect for any issues, including incomplete works scratches or marks. We then list any defects identified on the building handover report for discussion with your builder. This discussion period is often referred to in a contract as the 'defects liability period'. The handover report is a way of outlining the condition of the property prior to you taking possession. Listing any damage or issues may help avoid disputes about who is responsible for fixing any issues - that is, whether the issue was there before or after you took possession.

Unauthorised Works

Is the house you’re buying a 5 Bedroom or a 3 bedroom? Unauthorised works Notices and orders reports for alterations or additions to an existing home Home Assist NSW PTY LTD provides a report for unauthorised works.
This is an inspection for those homes that appear to have had work carried out on them by the present or past owners. For example, a deck / Pergola may have been built, or a garage added to the premises. This can be investigated for you. The benefit is that you find out whether there are any permits that should have been obtained prior to work being carried out early on in the procedure. Your report will also offer you solutions and advice based on our findings. This report is suitable to submit to the council for permit applications.

Detailed Dilapidation Reports

Did you know that Council’s require Dilapidation Reports to be compiled for all adjoining properties and Council assets prior to any commencement of works on any site? Home Assist NSW PTY LTD will undertake these dilapidation inspections that will assist our clients if there’s disputes surrounding property damage. Our inspectors are always available to provide guidance and advice to our clients that find themselves in these difficult and stressful situations.
A dilapidation report is a report based on the current condition of a property at a given point in time. It records any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition. 

Commercial inspections

Purchasing commercial property is not only expensive it also requires a great deal of consideration and research before a purchasing decision can be made. Here are some things that inspectors from Home Assist NSW PTY LTD will focus on during his or her inspection. A building’s exterior doesn’t just include its outer walls; it also includes parking lots or structures, landscaping and roofing. The inspector will determine whether the building is structurally sound and highlight any necessary repair costs. Inspectors may rely on insight from roofing experts, construction contractors or structural engineers to fully inspect the exterior health of a building.
This portion of the inspection serves two purposes: to check that interior spaces meet local building codes, and to check for safety-related risks and hazards. The inspector will observe the building’s walls, floors, bathrooms, offices, kitchen spaces and similar areas and also carry out a moisture test to wet areas. This portion of the inspection will illuminate any need for interior renovations (especially if anything within the building is not up to code). Home Assist NSW PTY LTD inspectors review many documents during the inspection process. They may review unauthorised works, building plans, citations, certificates of occupancy, construction permits, evacuation plans, environmental studies, fire safety system records, floor plans, maintenance records and surveys. These records will reveal the true cost of owning the building and help the investor determine the value of the property. Our findings will be compiled in a final property report (PR). The report will feature written evidence of observations, as well as photos for clarification. The report will also include any recommendations from the inspector on how to conduct corrective action or request follow-up testing by a specialist. In most cases there will be a cost estimate for repairs and future replacements
